Finding reliable information about housing projects and builders in India can be challenging because each state has its own Real Estate Regulatory Authority (RERA) website with different formats. This scattered data makes it hard for homebuyers to get a clear picture before making a purchase.
To solve this problem, the government is working on a new system that will bring all RERAs together on one unified platform. This will allow homebuyers to easily access details about any project or builder across India, helping them make informed decisions.
According to The Times of India (TOI), the Ministry of Housing and Urban Affairs, along with the All India Forum of Real Estate Regulatory Authorities (AIFORERA), is developing this system. The final details are nearly complete, and experts believe it will benefit not just buyers but also regulatory authorities by improving data collection and law enforcement.
Since all real estate projects must be registered with RERA, tracking their progress and timelines is already in place. This new platform will simply connect all this data in one place for easy access.
One key recommendation is that all projects by a particular builder should be grouped together. Currently, many builders create separate companies (SPVs) for different projects, making it difficult to see their full track record. By displaying all their projects under a single builder profile, homebuyers will have a clearer understanding of their past performance and potential risks.
This initiative aims to make the home-buying process more transparent and hassle-free for consumers across India.
